Illustrative imageOn most commercial projects, cleaning isn't one job at the end. It happens in stages, each tied to where the trades are, and each with a different standard. Getting the stages straight saves you paying for a detailed clean the next trade undoes, or discovering at the walkthrough that nobody was booked for the last pass. Here's how the three stages usually break down, with a checklist for each.
Stage names and scopes vary between contractors and contracts, so treat this as a common framework and confirm the details in writing for your project.
Stage 1: the rough clean
When: after the heavy, dusty work in an area is done (framing, drywall, taping and sanding, mechanical and electrical rough-in) and before finishes go in.
The goal: a space clean enough for finishing trades to work in. This stage is about debris and bulk dust, not detail.
- Debris, offcuts and packaging cleared or consolidated for the bin.
- Floors swept and bulk dust vacuumed up.
- Heavy dust taken off sills, ledges and window frames.
- Protective film and coverings left in place wherever finishes still need protecting.
Stage 2: the final clean
When:once the trades are finished in the space (fixtures in, paint dry, flooring down) and before the owner's walkthrough, inspection, occupancy or tenant handover.
The goal:a space that's ready to be used. This is the detailed clean, and it's the one most people mean when they say "post-construction cleaning".
- Construction dust removed from every surface, top to bottom: ledges, sills, frames, doors, trim and baseboards.
- Light fixtures, vent covers and fittings dusted.
- Glass cleaned: windows, doors and partitions, with their frames and tracks.
- Kitchens detailed: cabinetry, counters, sinks and appliances.
- Washrooms detailed: fixtures, counters, mirrors and partitions.
- Hard floors cleaned to suit the floor type; new carpet vacuumed thoroughly, and deep-cleaned where it needs it.
- Protective film and labels removed where the finish is ready.
Fine dust is the hard part. Drywall and concrete dust keeps settling out of the air for days after work stops, and dry sweeping just puts it back up. HEPA-filtered vacuums and damp wiping are the usual answer. Concrete dust can contain crystalline silica, so treat it with respect.
Stage 3: the touch-up clean
When: right before the walkthrough or opening, after the punch-list work, and after the space has sat for a while.
The goal: catch what came back. Dust drifts down for days, punch-list fixes leave fresh marks, and somebody always walks through in muddy boots.
- Surfaces re-dusted wherever dust has resettled.
- Floors and entries cleaned again.
- Glass and high-touch fixtures given a last wipe.
- Anything reworked during the punch list cleaned again.
Scheduling the stages around a Calgary project
- Book against real dates. A final clean that happens before the last trade leaves will need doing twice.
- Tell your cleaner when dates move. Inspections and possession dates slip, and the clean has to slip with them.
- Plan for winter. From late fall into spring, every boot on a Calgary site brings in mud, salt and gravel. Walk-off mats at the entrances and a plan to redo the entries just before the walkthrough save a lot of grief.
- Phase multi-unit work.Clean units or floors in the same order they're handed over, and keep finished areas closed to trades still working elsewhere.
- Put the scope in writing. Especially exterior glass, work at height, and whether carpet deep cleaning is included.
Where Prime Look fits
Our post-construction cleaning service is built around the final clean: preparing commercial buildings, offices and developments for inspection, occupancy, tenant handover or opening, right through to the final presentation pass, including coordination on multi-unit and larger projects. If your project needs cleaning at another stage, say so when you ask for a quote and we'll tell you honestly whether it fits our scope.
Once the building is occupied, cleaning becomes a routine contract, and the questions worth asking before you sign one are a different list. Our commercial cleaning overview covers the rest of what we do for buildings.
